This checklist is designed to guide first time home buyers through the home buying process and help them make informed decisions along the way.

  • This is an important factor when purchasing a home. First time Home buyers are not aware of hidden costs. The monthly mortgage payment is a part of the expense that Homeowners need to plan for. Working on hidden costs while purchasing a home and accounting for monthly fixed costs should be taken into account before proceeding for a mortgage approval. We meet with our clients and budget for all expenses. This assists our clients make informed decisions on the actual monthly costs, so that there are no surprises.

  • We work with a team of Mortgage specialists who are licensed in Ontario.

  • We will research and send you properties for you to view online based on your mortgage approval and your unique needs. This will save you a lot of time and effort. Looking at all properties available on the market may be very frustrating. Short listing properties that meet your preference and need will assist you to secure the home of your dreams without wasting your time. We schedule visits to the properties based on your schedule.

  • Once you select a property, we will work with you on making an offer. We will negotiate a good price (keeping in mind the Bank appraisal). Making an offer is great. Ensuring the price is the bigger factor to keep in mind. As your representative, I need to ensure that the price you have paid is the market price and will be appraised at the same price. Often Buyers overpay for houses. If the Bank appraisal value is lower than the price the Buyer has paid, the Buyer has to come up with the difference which is often just two weeks before the closing. We will ensure that you pay the right price.

  • Our experienced team of home inspectors will then go through the home inspecting different aspects/parts of the home. Checking on the structure of the home, the roof, the windows etc. They will also guide you as to how you should continue maintaining your property to ensure that the value of your home increases.

Sellers
